What is a Modular Home?

A modular home is a custom-built, prefabricated house constructed off-site in a climate-controlled factory. Once the individual sections, known as modules, are complete, they’re transported to your property. There, the home is assembled on a permanent foundation. The finished product looks and feels just like a traditional site-built house; in fact, you likely won’t be able to tell the difference.

Once a modular home is completed, it is recorded on title and listed on the MLS, if for sale, just like a site-built home.

What is another name for a Modular Home, what is the difference between a Modular Home and a Manufactured Home?

Building Code: While both manufactured homes and modular homes are built in a factory, their key distinction lies in the building codes they adhere to. Manufactured homes follow a federal HUD code, whereas Modular homes are built to the more stringent state or local residential building codes, just like traditional site-built homes.

It’s common for the terms “modular home,” “manufactured home,” and “mobile home” to be used interchangeably, but there are important differences:

  • Modular Homes: These homes meet the same strict building codes as stick-built homes and are installed on a permanent foundation. Because they are permanently affixed as real property, you can finance a modular home with a traditional mortgage, similar to any other house.
  • Manufactured Homes: Previously known as mobile homes before 1976, manufactured homes comply with federal HUD codes and are designed to be movable.
